When To List Your Kingston Home For Sale In 2020

                           One of the questions that I get asked the most is at the start of the year is, “when should I put my house up for sale?”. People want to know what month they should list their home to give themselves the best chance to sell it. One of the biggest misconceptions in this industry is that you should list your home in the spring or summer. 


The answer that I always give to most people surprise is that they should list it late January, Early February. I am going to explain why this is the best time to list your house in order to give your self the best opportunity to sell your home and net you the most money on the sale. 


First things first, we are in a huge sellers market so really you should list your home as soon as you are ready to while the market is hot and we remain in this sellers market that we have now been in for a solid 3 years. Even before we entered into this sellers market I would tell people to list late January and Early February and I will explain why. 


Here are the top 5 months in 2019 for new listings- 1. May, 2. April , 3. June,  4. July, 5. March 

Here are the top 5 months in 2019 for Sales- 1. July, 2.Aug, 3.June, 4. May, 5. Sept.

 

So we see that yes July Aug June are the top 3 months for homes sold but the reason for this is because by that point there are so many homes on the market. What stands out here is the May is the month with the 4th most amount of sales in the year yet none of the months before it are even in the top 5 months for new listings on the market. January and February are actually two of the bottom 3 months of the year where new properties go on the market. However, those homes are still selling because there is less competition on the market! 


Less competition means more money in your pocket when you sell and gives you a much better opportunity to sell. 


Also let’s say you list in February and your house sells in March. 2 months from then you close/move. That means you are moving late June or early July. Is that not the perfect time to move? You get to enjoy the whole summer at your new place. 


I always see homes sell in February that sell for a lot more money then they would if they waited until the spring just because they have less competition and there are buyers out there! Hungry motivated buyers that have set a new years resolution that they want to purchase a home this year and they are out there looking!


Yesterday I was involved in a multiple offer situation where there were 19 offers on the house! The buyers are out there! My client ended up winning the offer out of the 19 to which is amazing! 


So bottom line if you plan on selling your home and are ready right now to list, you should not wait. Get that baby on the market before you have neighbors to compete with that will bring your value down.
